If a unit is located within a Secured Building, a key must be provided or someone must be onsite to allow the Sheriff & crew to gain entry into the building. If the eviction is canceled due to this, eviction funds will NOT be refunded.CANCELLATION POLICY Cancellations submitted by 11:59 PM the day before the scheduled eviction will incur a non-refundable cancellation fee of $195.00. No refund will be issued if an eviction is canceled less than 3 hours before the scheduled time, regardless of the reason. This includes, but is not limited to:Inclement weather conditions.Tenant filing for bankruptcy.Tenant settling the outstanding balance.Tenant filing for a medical emergency, including COVID-19 relief. This policy is in place because the eviction crew is compensated once they have gathered and are en route to the eviction site, which typically occurs 2–3 hours prior to the scheduled eviction, depending on location. Cancellations received after midnight and up to 3 hours before the eviction will be reviewed on a case-by-case basis. Evictions scheduled later in the day generally have a better chance of being canceled with sufficient notice compared to early morning evictions.EVICTION SERVICE DETAILS FOR BALTIMORE CITY ONLYFollowing the initial hour, an additional charge of $75 per hour will be billed to the Owner for Administrator/Locksmith services. This charge specifically covers the waiting period for the Baltimore City Sheriff to arrive, which can range from one to three hours due to the high volume of evictions. Baltimore City Evictions Exclusions: - Maid services - Trash removal - Moving tenant’s personal items outside the day of the eviction.
