In Maryland, when a tenant doesn't pay their rent, the landlord can give them a special document called a 10-day notice to quit. This notice is a formal way for the landlord to let the tenant know that they’re behind on their rent payments. The notice will tell the tenant that they have 10 days to either pay the overdue rent or move out of the rental property.
If the tenant doesn’t follow the instructions on the notice, the landlord can then take the issue to the district court. The court can decide to end the rental agreement and order the tenant to leave the property. However, if the tenant pays all the overdue rent before the 10 days are up, they can stay in their home.
Can a landlord file and send notice themselves?
Yes, landlords can start the process. They have to give the person who is renting a written note saying they plan to go to court because the rent hasn’t been paid. The landlord has to do this before going to court, and they have to follow the right steps and wait for the right time to take action.
