The cost for this stage begins at $175 and includes the "Mailing & Posting" service, along with the preparation of verifiable proof for the Sheriff's review.

Our office will perform all required tenant notification steps in accordance with the new statute.

Statewide pricing for this service is as follows:

  • $175 for Zone 1 (in-area)
  • $200 for Zone 2
  • $225 for Zone 3

Posting Notice

A notification of eviction must be posted on the tenant's door.

This notice is required to be posted at least 14 days in advance of the Eviction Date for Baltimore City & Montgomery County, and 7 days in advance of the Eviction Date for all other Maryland counties.

The eviction notice order typically arises from a failure to pay rent, a tenant holding over, or a breach of lease judgment.

Proof of posting on the front door must include a date-stamped photograph.

Cases involving wrongful detainers, including those with squatters, are not affected by this legal amendment.

Mailing Notication

Landlords must send tenants at least 14 days' written notice by mail. This notice requires must be sent by Certificate of mailing. In addition an email can be sent (if contact information is available),  but does not replace the USPS required mailing.

Prepare to show documents at Eviction

Preparation of all “Posting and Mailing” receipts for presentation to the Sheriff at the time of eviction. Detailed documentation of notices, including certificates of mailing, photographic evidence of posted notices. Additionally, a thorough review of local codes for any supplementary requirements is essential. The Sheriff will examine these documents to ensure their accuracy and compliance with current regulations.

Preparation and delivery of documents is part of this step.  Keep in mind to have a “Stand-in/Admin” onsite at the eviction to review Mailing/Posting Documents and Ledger will be an additional charge.

All Steps must be done correctly or your Eviction will be cancelled.
